Randy Egenbacher, CCIM - V.P. - Brokerage and Leasing

Prior to establishing his own firm, Mr. Egenbacher was a Vice-President and Co-owner in Westar Commercial Real Estate, the largest commercial real estate firm in West Texas. Before that he served as Vice President of Real Estate and construction for Furr's/Bishop's, Incorporated, a national restaurant chain whose stock is publicly traded on the New York Stock Exchange. Mr. Egenbacher was directly responsible for all matters concerning real estate, construction, facility maintenance of 125 restaurants in 16 states, 100 Landlords, approximately 2 million square feet of space. He was with Furr's/Bishop's from 1987 to 1997. Randy has vast experience in Real Estate Litigation, acquisition, disposition, lease negotiations, lease terminations, new sites, concept development, and facility construction, maintenance and design. Mr. Egenbacher has been involved with Commercial and Investment Real Estate since 1974. He was enrolled in the College of Business Administration while attending Texas Tech University from 1974 to 1978. He received his CCIM (Certified Commercial Investment Member) designation in 1982, the GRI (Graduate REALTORS Institute) designation in 1978, and a Texas Real Estate Broker's License in 1976.

· Real Estate Consultant to Furr’s/Bishop’s, Inc. (1997 – 1999)

· Successfully brokered sale of 30,000 square foot office complex of Furr’s/Bishop’s, Inc. when they relocated their corporate offices from Lubbock to Dallas.

· Successfully brokered sale of Furr’s Cafeteria in Tulsa, OK and negotiated the buyout of the lease.

Zoo-Kini’s Restaurant Group, Lubbock, Texas (1997 – 2001)

A full-service casual dining restaurant specializing in an 80-item salad bar, soup, potato and bread bars, plus 65 menu items.

Manage entire operation including 100 (+) employees, marketing, purchasing, pricing, menu development, recipe development, accounting, design, construction and capital management.

· Developed and implemented concept changes that resulted in sales increases of over 60% and improved profits over $300,000 per year.

Furr’s/Bishop’s, Inc., Richardson, TX (Formerly in Lubbock, TX) (1987 – 1997)

The company is publicly traded on the New York Stock Exchange and is one of the largest cafeteria chains with revenues of $200 million and over 5,000 employees with operations in fourteen states.

Vice President, Real Estate and Construction (1994 – 1997)

Reported to the Chairman and CEO. Directly responsible for all matters concerning Real Estate, Real Estate Litigation, Construction and Design.

· Generated approximately $10 million from the sale of excess property.

· Negotiated approximately $1 million from Landlords for remodels.

· Supervised attorneys and participated as an expert witness in Tenant/Landlord litigation. Directed trials in New Mexico, Nevada, Colorado and Illinois.

· Completed comprehensive site quality analysis on 135 existing store locations.

· Managed Real Estate aspects of the $60 million complex sale/leaseback real estate package consisting of 43 building leases and 40 related ground leases between Kmart and Furr’s.

President, Cavalcade Development, L.P. (1989 –1997)
Reported to the Chairman. Negotiated the purchase, renovation and disposition of a 30-acre re-development.

Vice President, Furr’s/Bishop’s Specialty Restaurant Group, L. P. (1989– 1997)

Reported to the Chairman and CEO. One of a five-member team that was responsible for developing non-cafeteria growth concepts.

· Refined the Furr’s Pie Kitchen Concept.

· Created Zoo-Kini’s Grill, El Paso BBQ, Rio’s Mexican Restaurant and Cantina and Furr’s Family Buffet concepts.

Manager, Real Estate Department
(1987 – 1994)

Reorganized existing Real Estate Department to manage 140 leases and 12 owned properties. Disposed of 23 excess properties.

· Organized all lease documents. Converted tracking of lease renewal dates and other vital dates to computer system.

· Managed Real Estate investment transactions including the acquisition and disposition of the following: 60,000 square foot office complex, 15,000 square foot office complex, 30-acre re-development. The transactions resulted in profits of over $600,000.
